With over twenty-five years of experience in the construction business owner Michael Freinberg is uniquely qualified as a home and property inspector. His eye is focused first on safety. Property owners or potential buyers often accompany him during the inspection which can average three hours on a single family home. Subjects covered in a typical inspection include:

Grounds and Grade
Exterior paved and landscaped surfaces including walkways, sidewalks, decks, patios and driveways are covered with attention to necessary repairs and safety issues. Fences and gates are checked for soundness and proper locking mechanisms.

Exterior components
including siding, railings, stairs, lighting, doors and windows.


Foundation and structural components
including the type of foundation, joists, studs and ventilation.

Roof and roof flashing
including the membrane, water collection systems and drainage outflow.

Electrical system
including amperage, wiring notes and service box condition.

Plumbing system
including main lines, water heater and water pressure.

Heating system
including venting, controls and type.

Interior finishes
including doors, windows, type and condition of walls and floors.

Kitchen, bathrooms and laundry
including appliances, condition of surfaces and operating systems..

Fire and security system
including window bars, alarms, fire sprinklers and extinguishers


This is not a check-list type of report. Each report contains detailed descriptions, recommendations and photographs. Recommendations are presented again at the end of the report in a list format for easy reference.
